What Is a Lead Clearance Exam? A lead clearance exam is a final inspection usually performed after repairs or renovations that may have disturbed lead-based paint. Its purpose is to confirm that the area is safe for re-occupancy. The process includes a visual inspection and dust wipe sampling to verify that all lead hazards have been properly cleaned and controlled according to regulatory standards. This inspection must be carried out by a certified lead professional, such as a lead inspector or risk assessor. What Happens During a Lead Clearance Exam? 1. Visual Inspection The certified professional first conducts a detailed visual check to confirm that the work was completed and that surfaces are clean. They look for any remaining dust, paint chips, or debris—especially on high-contact areas like window sills, floors, and baseboards. 2. Dust Sampling After the final cleaning is finished—and at least one hour after all work has stopped—the inspector collects dust wipe samples from specific locations such as floors, window sills, and other horizontal surfaces. These samples measure how much lead dust remains. 3. Laboratory Analysis The collected samples are then sent to an accredited laboratory to determine the concentration of lead dust. 4. Clearance Report Once lab results are received, a clearance report is issued showing whether the area has passed or failed. If the space fails, additional cleaning and retesting are required before it can be cleared for use. Why Is a Lead Clearance Exam Necessary? Safety: It ensures that all lead hazards have been effectively removed or controlled so the space is safe—particularly for children, who are most vulnerable to lead poisoning. Regulatory Compliance: In many cases, a clearance exam is legally required after lead-based paint has been disturbed. This applies to certain properties, such as those receiving HUD funding or regulated rental units, as outlined by the HUD Exchange and Ohio state laws (.gov).
